What is “OnlyRentHouses? A low cost service helping owners of single family homes or condos locate, qualify, & secure tenants. See “Home Owner Services” tab on home page for detailed information. What kind of homes does OnlyRentHouses help find tenants for? Single family houses or condominiums with anticipated monthly rents of $1,000 to $3,000.
Why would a home owner use OnlyRentHouses? Following are some of the reasons owners have contacted OnlyRentHouses: *Financial strain of living one place while paying mortgage, taxes, utilities, lawn care, snow removal, & general maintenance on another home in Appleton, Neenah, or other Fox Cities locations. *Relocated and has a Fox Cities home that is not selling? *Relocated and seeing similar homes selling for less than owed and the financial hit is more than their family can or wants to absorb. Is there a mandatory time that the owner has to lease the property? All conditions of lease are determined by the owner of the property, ie. rent, security deposit, pet & pet deposit, length of lease, etc. Can I keep my house for sale with a tenant? This is an owner’s decision. Many home owners have found the financial relief of a tenant paying utilities, rent, snow removal, & lawn care is enough to allow them to remove the house from the market and not require tenants accomodate showings. Does OnlyRentHouses negotiate terms or take payments of rent/deposits? OnlyRentHouses is not a property management company & does not negotiate leases or collect rents & Does OnlyRentHouses supply leases and other occupancy forms? Sample lease, related disclosures, & pre-occupancy forms are available upon request. All forms used are approved by owner prior to use. How long will it take to find a tenant? We usually have more tenant inquiries than we have inventory. We do keep a list of tenants for the benefit of Houses utilizing our service average less than 2 months from launch to match. This time does vary depending on time of year, location, rent requested, etc. I live outside of the area, how do I collect rents & make sure the property is not being damaged? Because OnlyRentHouses is not a property management company we cannot assist with rent or security deposit collection. Where tenant should send rent & date due should be in writing as part of the lease.
